So many of us want to own our own homes. So many of us that is known as the American Dream. But for many people, the process seems so intimidating that they don’t even know where to start. Too many people don’t even attempt the process and miss out on living their own American Dream.
Prepare For Home Ownership
The best way to prepare for homeownership is to contact your local housing counseling agency and sign up for home buyer education and counseling. This organization will help you determine if you are financially ready to purchase a home and walk you through the entire process. Most housing counseling agencies will walk you through the entire process. Buying a home is not a decision to be made lightly and working with a counseling agency will help you evaluate your own personal situation to determine if it is the right time to buy a home.
Determine How Much You Can Afford
Before you start looking for that home, no matter how much you want to just get out there and start looking, it is best to analyze and determine just how much you can afford. This process will take your income and other expenses and help you work through a realistic budget so that when you purchase that home you are not creating a financial hardship for you and your family.
Get Pre Approved
Doing this before you actually begin looking for a home saves you the pain of finding what you think will be your dream home and then finding out you won’t qualify for the loan. Take the time in advance to make sure that when you do find that home that there won’t be surprises along the way.
Shop For A Home
You may very well look at dozens of homes before finding the one that has all the features you want in the location you want at the price you want. It is probably wise to not jump at the first house you look at. Look at several and get of idea of what you and your family are looking for in a home. You can visit different neighborhoods, look at different house types all in an effort to determine what it is you are looking for. Take notes on features in houses you like and those you don’t like. If after looking at several you can always go back to one you have looked at previously and take another look.
Make An Offer
Once you have found that dream home of yours, you and your realtor will make an offer. This is a written document that is submitted to the sellers and sometimes includes earnest money. This illustrates to the seller that you are serious in your offer. If the seller accepts your offer, the next step is the purchase contract. Your contract to purchase the home should also allow you to cancel the deal and get your earnest money refunded of a professional inspection reveals problems with the house.
Home Inspection
This is a step that many, too many, people skip. Yes it may cost you around $300 or so depending on your location. But if it prevents you from buying a money pit then it is priceless. This independent inspector will evaluate the structure soundness of the home. Once the inspector gives you a list of the repairs needed, you can cancel the contract or you can ask the sellers to fix some of those problems before you finalize the deal. In some instances, the seller will credit you funds for the amount it will cost to have some of the items repaired.
Apply For Loan
The next step in the process is the mortgage loan. This step will be made much easier if you have already been pre approved and the process has been started. If you haven’t, locate a reputable lender and apply for a loan to purchase the home. After the lender takes your application, your request for credit is processed and the loan will be underwritten.
Close Loan
This is also called the settlement. This is the date on which your lender provides the seller a check and you receive the keys and the deed to the property. In most areas this is a face to face meeting at the attorney’s office but in some cases is handled via mail. Generally it is the settlement date on which the seller has moved out and the new owner– that’s you– gets to take possession of your new dream home.
